GoHighLevel for Estate Agents: UK Lettings and Sales Setup

Quick answer

GoHighLevel for estate agents (UK and Irish estate and letting agents) works as the enquiry-response and valuation-booking layer, but it is a US-built platform and it is not a lettings or sales back office. It does not post listings to Rightmove or Zoopla, does not hold tenancy or offer records, and bills in US dollars. UK texting needs a UK number with an approved regulatory bundle, and marketing messages fall under UK GDPR and PECR.

Key takeaways

  • GoHighLevel suits the front of an estate agency: instant replies to portal and web enquiries, valuation booking, viewing reminders and lapsed-vendor nurture. It does not replace a property CRM that holds listings, applicants, offers and tenancies, and it does not push listings to Rightmove or Zoopla.
  • HighLevel is US-centric. Plans are priced in dollars ($97, $297, $497 a month on its pricing page), and its own UK article lists three UK sender options: a UK long code that needs KYC and an approved regulatory bundle, an alphanumeric sender ID for one-way branded messages, and a short code. A US number texting a UK recipient is documented as unsupported and can fail with error 21612.
  • Under the ICO's PECR guidance, marketing texts and emails to individuals generally need specific consent. The soft opt-in covers your own customers for similar products only, with an opt-out in every message, and it does not cover prospects or bought lists.
  • Zoopla offers agents a push service and a Leads API for enquiries, per trade press and an API directory (2022 launch; confirm terms with Zoopla). We could not verify any Rightmove route into HighLevel. Plan on webhook, email-parsing or middleware work and cost it before you buy.
  • HighLevel stores account data in the United States and relies on Standard Contractual Clauses plus the UK addendum for transfers. That is lawful with safeguards, but it belongs in your privacy notice and records of processing.

Does GoHighLevel fit a UK or Irish estate agency?

GoHighLevel fits an estate or letting agency when the problem is slow, inconsistent follow-up on enquiries, and it does not fit when the problem is listings, compliance records or tenancy administration. It is a CRM, messaging and automation platform built for US businesses. It is not property software, and it will not replace the system where you hold applicants, offers, landlords and tenancies.

Treat an agency as two systems. The first wins instructions: a portal enquiry or website form arrives, someone answers, a valuation is booked, the vendor is chased until they sign. The second runs the business of property: listings pushed to portals, applicants matched to stock, offers logged, tenancies referenced and renewed. GoHighLevel is built for the first. Reapit-class property CRMs are built for the second.

The same split appears in our US real estate guide, but the UK adds three real differences. Texting needs UK-specific numbers and registration. Marketing consent follows PECR and UK GDPR, not the US TCPA. And the portal ecosystem (Rightmove, Zoopla and their lead feeds) does not have a ready-made HighLevel connector that we could verify.

Who it fits

  • Independent agencies and small groups paying for portal listings who lose enquiries between the first email and a person calling back.
  • Agencies with a valuation-led sales model where the pipeline from enquiry to booked valuation to instruction is the number that matters.
  • Agents doing vendor or landlord lead generation (Facebook and Google ads, leaflets with a QR code) that never reaches the property CRM.
  • Teams that want one place to see lapsed vendors, past landlords and old applicants for periodic, consented contact.

Who it does not fit

  • A lettings-heavy agency whose daily pain is referencing, deposits, compliance certificates and renewals. That is a lettings CRM problem.
  • Agencies that need portal feeds, applicant matching or an offer register inside the same tool.
  • Teams that will not complete UK number registration or tidy their consent records.

Which one workflow matters most for an estate agent?

The workflow that matters most is the first-response and valuation-booking sequence for a new vendor or landlord enquiry. Instruction fees are earned at the valuation, and the agent who replies first and books the visit usually gets to pitch first. Everything else (reminders, reviews, lapsed-lead nurture) is secondary.

A usable sequence has five steps.

  1. Capture. Enquiry arrives from the website form, a paid ad form or a forwarded portal email. A contact is created with a source tag (for example src-zoopla, src-web, src-facebook).
  2. Reply within minutes. An email goes immediately, and a text goes only if the contact gave texting consent on the form or if you are replying inside an existing conversation they started. Ask one question: do they want a valuation, and when are they free.
  3. Offer slots. Link to a calendar for the negotiator’s valuation appointments, filtered by branch and postcode area.
  4. Chase. If no booking in a set window, the workflow creates a task for a person to call, not a fourth automated message.
  5. Confirm and remind. Confirmation on booking, reminder the day before, and an internal alert to the negotiator.

Build exit conditions into every step: a booked appointment, a reply, an opt-out or a won/lost stage ends the automation. Our calendar booking guide covers slot rules and buffers, and our workflow not triggering guide covers the usual faults.

What are the three questions that decide fit for an estate agent?

Three questions decide it: how heavy your compliance load is, which system stays the system of record, and where your leads come from.

Question Typical answer for an estate agent What it means for GoHighLevel
Compliance load UK GDPR, PECR for texts and email, TPS rules for live calls, plus sector rules for lettings and sales Moderate to high. Consent capture and record keeping are your responsibility. HighLevel is a processor, not a compliance service.
System of record A property CRM (listings, applicants, offers, tenancies) The property CRM stays the system of record. GoHighLevel holds marketing contacts, conversations and the enquiry pipeline.
Lead source Rightmove, Zoopla, OnTheMarket, own website, paid social, referrals Portal leads need a route in (webhook, email parsing, middleware or a partner feed). Web and ad leads connect natively.

If the answers are “my property CRM holds everything and portal leads arrive only by email”, the integration work is the project, not the licence.

Can GoHighLevel receive Rightmove and Zoopla enquiries?

Not natively, as far as we could verify. HighLevel has no listed Rightmove or Zoopla connector, so portal enquiries reach it through a route you build or buy.

What the available evidence says:

  • Zoopla. Trade press reported in 2022 that Zoopla launched a push service that sends enquiries to an agent’s system within seconds and a Leads API for pulling enquiries in bulk, both free to Zoopla customers but not automatic. A third-party API directory says credentials are issued by Zoopla Member Services to existing listings customers and the API is poll-based. Confirm current terms with Zoopla, because both sources are secondary and the products may have changed.
  • Rightmove. We could not confirm a public lead API for third parties. A trade report names Reapit, Street.co.uk, SME Professional, Bright Logic and Loop as partners for its enhanced leads feed, and HighLevel was not among them when we looked. Ask your Rightmove account manager what lead delivery options your branch has.
  • Email parsing. Enquiry notification emails can be parsed by a tool and passed to a webhook or Zapier. This is the cheapest route and the most fragile, because portal email formats change. Zoopla told users to stop relying on email parsing for some feeds in 2022, so check before building on it.
  • Via your property CRM. If the property CRM already receives portal leads, the cleanest route is a webhook or integration from it into HighLevel. Our Zapier versus native integrations guide and API integration guide explain the trade-offs.

Whichever route you pick, decide which system creates the contact first. Two systems each creating a record for the same enquirer is the most common cause of duplicate chasers.

Can you text from GoHighLevel in the UK, and what is the catch?

Yes, but a US number is not the answer. HighLevel’s UK article says SMS from a US number to a UK recipient is not supported in the documented international routing flow and can fail with error 21612. The supported route is UK-to-UK messaging.

From the same article (modified 4 September 2026), the UK sender options are:

Sender option HighLevel’s description Fit for an agency
UK long code Requires applicable KYC information and an approved regulatory compliance bundle Two-way conversations with vendors and applicants
Alphanumeric sender ID Suitable for supported one-way branded messaging Appointment reminders where no reply is expected
Short code Higher-volume use cases that need dedicated provisioning Large groups only

All new and existing UK long codes must be connected to an approved UK regulatory compliance bundle, a requirement that took effect on 30 September 2024. For LC Phone numbers the tools are under Settings, then Phone System (look for the Regulatory Bundle and Address options; menu labels change, so check your build). Accounts using their own Twilio set up numbers and bundles in the Twilio Console.

Three things we could not verify and you should check before committing:

  1. Which UK number types are available to buy in your account, and the monthly price. HighLevel’s billing guide shows only US and Canada prices on the page and points to attached country pricing files for the rest.
  2. UK per-message SMS rates. Same reason. Do not budget from the US figure of $0.00747 per segment.
  3. Whether alphanumeric sender IDs behave as you need. A separate HighLevel answer on international texting says they are not supported natively and a feature request was open when we checked on 12 October; the UK article lists them as an option for one-way messaging. Raise it with HighLevel support with your Location ID before you design reminders around it. See our international SMS answer for the permissions process and error 21408.

If your business line is a UK geographic number you want to keep, our guide to keeping your business number covers forwarding and porting basics, but confirm UK porting support with HighLevel, because that page is US-oriented.

What does PECR say about texting and emailing vendors and landlords?

PECR says marketing texts and emails to individuals generally need specific consent, and the ICO’s guidance is the document to read. The rules cover emails, texts, picture and video messages, voicemails and social media direct messages.

Points from the ICO’s electronic mail marketing guidance (checked 2026-10-13):

  • Consent. Marketing to individuals generally needs specific consent, such as an unticked opt-in box.
  • Soft opt-in. You may market to your own existing customers without fresh consent if they bought, or negotiated to buy, a similar product or service from you, and you offered a simple opt-out when you collected their details and in every message. It does not cover prospects, bought-in lists or non-commercial promotions.
  • Opt-out and identity. Every message needs a simple opt-out, you must act on requests promptly, and you must not disguise who you are.
  • Corporate subscribers. You can email or text companies, LLPs, Scottish partnerships and government bodies, but sole traders and some partnerships are treated as individuals.

For an agency, this sorts messages into three groups.

Message Typical basis Practical rule
Reply to an enquiry the person made Responding to their request Reply on the channel they used; keep it about their enquiry
Viewing or valuation reminders Service message about a booked appointment Keep to logistics; include a way to cancel
Market updates, “thinking of selling?” mailers, lapsed-lead nurture Marketing Needs consent or a valid soft opt-in; log when and how it was given

Separately, live marketing calls fall under other PECR rules and the Telephone Preference Service, which this page does not cover; read the ICO’s telephone marketing guidance before any outbound calling campaign. This is general information, not legal advice, so have your DPO or solicitor review consent wording.

Keep the consent on the contact record: source, date, wording shown and channel. HighLevel lets you add custom fields and tags for this, and the form builder can carry unticked consent checkboxes. Our GDPR answer covers what HighLevel supplies as processor and what stays with you, including the cookie banner for funnels and websites and the 60-day restore window for deleted contacts.

How should you handle viewings, lettings and lapsed leads?

Handle viewings with a calendar tied to the property record, lettings with an applicant-side nurture only, and lapsed leads with consented, infrequent contact. The aim is fewer dropped balls, not more messages.

Viewing booking and reminders. If applicants book viewings through a HighLevel calendar, reminders fire natively: confirmation, day-before and two-hour-before messages with address and a cancel link. If viewings are booked in the property CRM, you need a sync that creates the HighLevel appointment, otherwise nothing fires. Pick one place where viewings are booked and make the other a read-only copy.

Lettings applicants. Use a pipeline of Enquiry, Viewing booked, Viewed, Application, Referencing handed to property CRM. The last stage is where GoHighLevel stops. Referencing, holding deposits and tenancy documents belong in lettings software, and the Tenant Fees Act and deposit-protection rules are a compliance matter for that system, not for a marketing tool.

Lapsed vendors and landlords. A list of past valuations that did not instruct is an asset. Tag them with the date and reason lost. A light sequence (a market-update email every quarter, a text only where there is texting consent) beats a heavy burst. Stop it when they reply or re-book.

Reviews. Request a review after completion or move-in from every client rather than a filtered subset, and route a negative reply to a person the same day. Check the review platform’s rules on soliciting reviews. Our electricians guide shows the same timing logic for a different trade.

What does it cost, and how does the arithmetic work?

HighLevel’s pricing page lists Starter at $97 a month ($970 a year), Unlimited at $297 ($2,970) and Agency Pro at $497 ($4,970), with a 14-day trial on all three. The page shows dollars only, so we cannot give a verified pound price; expect a converted amount on your card statement and check your card issuer’s exchange and foreign-transaction terms. Usage (calls, texts, email) is billed separately from a wallet.

Illustrative arithmetic, not client data. Suppose a branch gets 40 vendor and landlord enquiries a month, books valuations from 25 percent of them (10), and instructs 30 percent of those (3). If better first response lifted booked valuations from 25 percent to 30 percent, that is 2 extra valuations and, at 30 percent instruction, about 0.6 extra instructions a month. At a hypothetical £1,500 average fee that is about £900 a month of extra revenue, which is a small multiple of the plan fee but depends entirely on your own fee, conversion and starting response time. Change the inputs and the answer changes. Measure your current numbers first: enquiries, median time to first human reply, valuation booking rate and instruction rate.

Where does GoHighLevel not fit for an estate agent?

It does not fit as a listings system, a lettings administration tool or a compliance record. Four limits matter.

  1. No property data model. No listings, no applicant-to-property matching, no offer register, no tenancy objects. You can imitate some with custom objects and fields, but it will not match a property CRM, and you will maintain it yourself.
  2. No portal publishing. Listings go to Rightmove, Zoopla and OnTheMarket from your property software, not from HighLevel.
  3. US-centric defaults. The A2P 10DLC material you will find in most HighLevel guides is a US carrier regime and does not apply to UK sending. Support articles, billing and templates assume US businesses. Verify every UK-specific step with HighLevel’s own documentation.
  4. US data hosting. Data sits in the United States with SCCs and the UK addendum for transfers. That is lawful with safeguards, but some clients and group policies will not accept it.

If your problem is chasing lettings compliance or reconciling rent, buy lettings software. If it is returning calls and chasing valuations, GoHighLevel earns its place. If you want it built for a UK branch, the GoHighLevel service page explains how aibrevo scopes builds, and our real estate setup page lists what a done-for-you build includes in a US context. For where this sits among other trades, see the GoHighLevel by industry hub.

FAQs

Is GoHighLevel good for estate agents in the UK?

It is good for enquiry response, valuation booking and follow-up, and weak as a property back office. It has no listing feeds, applicant matching or tenancy records. It was built for US businesses, so UK use needs a UK number, an approved regulatory bundle and PECR-aware consent. Many agents run it beside a property CRM rather than instead of one.

Does GoHighLevel integrate with Rightmove or Zoopla?

We found no native connector for either. Trade press reports Zoopla offers a push service and a Leads API for sending enquiries to an agent's own system, and Rightmove lists named CRM partners that did not include HighLevel when we looked. Expect webhook, email parsing or middleware, and confirm what each portal grants your branch.

Can I send marketing texts to vendors and landlords under PECR?

Generally only with specific consent. The ICO says marketing texts and emails to individuals need consent, with a narrow soft opt-in for your own customers buying similar services. It does not cover prospects or bought lists, and every message needs a simple opt-out. Sole traders and some partnerships count as individuals. Take legal advice on your wording.

Does GoHighLevel have UK phone numbers and SMS?

HighLevel's UK SMS article lists three sender options: a UK long code with KYC and an approved regulatory bundle, an alphanumeric sender ID for one-way branded messages, and a short code. It says a US number texting a UK recipient is unsupported and can fail with error 21612. Check the number purchase screen and pricing files for current UK availability and rates.

How much does GoHighLevel cost for an estate agent in pounds?

HighLevel's pricing page lists only dollar prices: Starter $97, Unlimited $297 and Agency Pro $497 a month, with a 14-day trial. We could not source a pound price list, so your card statement will show a converted amount. UK texting rates are in a pricing file attached to HighLevel's phone billing guide, not on the page itself.

Is GoHighLevel UK GDPR compliant?

HighLevel acts as a processor under a Data Processing Agreement that is part of its terms, and it uses Standard Contractual Clauses and a UK addendum for transfers. Data is stored in the US. You remain the controller, so lawful basis, consent records, cookie banners and erasure requests are your job.

Can GoHighLevel automate valuation bookings?

Yes. A form or reply-to-text flow can offer valuation slots on a calendar, send confirmations and reminders, and move the lead through a pipeline. It cannot produce the valuation. The negotiator still attends, and the instruction should be recorded in your property CRM, which stays the system of record.

What is the best CRM for letting agents?

For listings, applicants, compliance records and portal feeds, a property-specific CRM is the safer choice. Rightmove names Reapit, Street.co.uk, SME Professional, Bright Logic and Loop as partners for its enhanced leads feed in a trade report. GoHighLevel suits agents who need a marketing and follow-up layer on top.

Can GoHighLevel send viewing reminders?

Yes, if viewing appointments exist in HighLevel. If viewings are booked in your property CRM, you need a sync or a webhook to create the appointment, otherwise reminders will not fire. Keep reminders short, include the address and a way to cancel, and honour opt-outs immediately.
